I have an old home that is need of some repairs and I have 6 years left on the mortage.?
I concur with Paul in San Diego. What I have read used to indicate you needed to stay in a house for at least two years to recoup refinance charges (points, application fees, etc.) and up to five years to recoup any decrease in mortgage rate. If the repairs are fairly minor, I'd say go it. If major, you will have a dog of a time making a sale because buyers will either demand you fix the problems first or low ball the price. Water heaters and HVAC are pretty much must haves for a sale. Cosmetics you may be able to do yourself or with some help from friends. It's your call.
